Basic information of the announcement
This is a great opportunity to develop the functions of an area that previously served as a camping site to suit your own business. The area for sale is approximately 4.7 hectares and is marked RM (tourism service area) and partially M (agriculture and forestry area) in the western shoreline master plan of Janakkala. The municipality acquired the waterfront land in 2022, so the area has a shoreline. There have been about 70 caravan spots in the area. The location is a short distance from the Helsinki-Tampere motorway at the Janakkala Turenki junction, approximately 5 minutes by car / 2.5 km. Saarelantie is maintained by the road maintenance association, and the new owner of the area will become part of the road maintenance association.

Condition of the property
The area has a lot to improve, including buildings (main building, club room/summer kitchen, sauna, shower and toilet facilities, outdoor storage) which are sold in a condition suitable for demolition, and there is a need for repairs in electrical systems and plumbing. Condition assessments have not been made for the buildings, but a plumbing inspection report and condition assessments of electrical systems were commissioned during 2024.
Construction
The total building right in the area is 500 m2 (currently about half of the building rights are estimated to be used). There are no blueprints or permits for the buildings, and the area data is indicative. The areas have not been measured for accuracy. Demolition will free up building square meters and in addition to caravan spots, there might be possibilities for small cottages.
Sales conditions
The seller reserves the right to accept or reject the highest bid. Bids must be made by the given deadline on huutokaupat.com. The highest bid is the one that the seller has accepted as the highest. The municipality of Janakkala and the buyer commit to recording all bids in the system. The municipality has the right to refuse to accept any of the bids submitted, and the bidder may not propose their own terms. Adding personal terms will result in the rejection of the bid. The bidder accepts the sales conditions by making the bid.
Viewing the property
There are items in the buildings and on the property that will remain to be disposed of at the buyer’s own expense. The buyer is obliged to familiarize themselves with the property for sale, its documents and records, and to inspect the property carefully before making a bid. No condition assessments have been made for the buildings on the property. A wastewater survey and plumbing inspection have been conducted, as well as condition assessments of electrical and telecommunications systems. The municipality is not responsible for any faults, damages, or injuries occurring in the buildings and on the property. The buildings are sold in a condition suitable for demolition, and the entire property is sold as-is. However, demolition requires permission, which the buyer must apply for if necessary. The buyer has no right to a price reduction, compensation, or any other reimbursement or return. The buyer cannot later invoke any matter that could have been noticed during the preliminary inspection.
The electricity connection will be transferred to the buyer without any separate compensation as part of the sale.
Essential terms of the sale
The buyer is obligated to restore the area to its intended use within three years following the year of the sale. The area is designated as a tourism service area in the plan. This condition and demolition condition will be recorded in the sales contract if the sale conditions are not followed. Development for a specific purpose may only be valid for 5 years (MK 2:2§) and will be included in the sales contract.
The buyer is obliged to commit to making an agreement with the municipality regarding the use of the swimming beach for the benefit of residents. An easement will be established for the use of the swimming beach, and an additional separate agreement will be made for the benefit of the residents in connection with the sale, as an annex to the sales contract. The agreement must be signed no later than at the time of the sale, and if an agreement with the buyer cannot be reached regarding the use of the beach, the sale will not proceed. The agreement will be valid indefinitely. The intention is that residents can continue to use the beach as their swimming place, and the resulting maintenance/management matters will be agreed upon between the property owner and the municipality.
The parties commit that they will not at any time demand the cancellation of the easement right of the plot. The parties commit to including this commitment in all future conveyance documents for parts of the property. The agreement condition for the use of the beach and the obligations agreed upon by the parties will be included in the sales contract when transferring the property to a third party.
The highest bid, the agreement, and the sales contract with conditions will be approved by the municipality’s decision-making after the auction ends. Preliminary schedule: May 13, 2025/technical committee, May 19/municipal board, and June 2/municipal council. The final sale could therefore take place no later than August 2025, once the approval decision of the municipal council has become legally binding.
Information provided by the seller
The municipality of Janakkala assures that it has provided the buyer with all the information that the seller knows and that can be assumed to affect the sale.
Conclusion of the sale
The sale of the property must be carried out in the form stipulated in the Land Code. The date and place for signing the sales contract will be agreed upon separately with the buyer. The payment of the purchase price will take place by the agreed date of the sale, and the buyer must present a receipt for the payment of the purchase price. However, the purchase price must be paid no later than on the date of signing the sales contract. The seller will pay the notary’s fee.
Other costs
The buyer is responsible for the transfer tax in accordance with the current tax practices.
The buyer is responsible for applying for and covering the costs of the title deed.
The municipality will pay for the partitioning of the area.
Withdrawal from the sale
A party that refuses to proceed with the sale is obliged to compensate the other party for reasonable costs incurred from advertising, familiarization with the property, and other necessary actions related to the sale, based on the Land Code.
